The Lakes at St. George - Development Status Summary (November, 2015)

Located in the west area of St. George, Utah known as "Green Valley", contiguous to City and BLM Property.

Land Area:
Total area of approximately 730.676 acres. The terrain is undulating with level areas, slopes, hills and valleys. Some areas have natural drainage washes.

Current Zoning: R-1 (Single Family Residential) The property is currently in the process of being zoned to high, medium and low density residential.

Open Space Requirement:
30% required by the City. It is the intent that the proposed lakes, golf holes and arroyos will fulfill the open space requirement.

Public utilities are located along the eastern boundary of the land. Sewer and water lines have been brought to the north end of the Property.

Previously approved for a development by the City of St. George known as "The Plantations". Previous entitlements have expired and owners are submitting at this time for development consistent with the Land Use Plan herein.

Breakdown of Proposed Residential Density:
Low density residential (up to 4 units per acre) 225.11 acres
Medium density residential (up to 9 units per acre) 148.72 acres
High density residential (up to 15 units per acre) 74.70 acres

The current plan being submitted to the City of St. George for zoning approval contains a total of 3,196 residential units.

Zoning entitlements for high, medium and low density residential (a total of 3,196 lots), a commercial site and one church site has been approved by the City.

St. George is approximately 15 miles from the gateway to Zion National Park, which attracts millions of visitors annually. Mesquite is 30 miles southwest of St. George on Interstate 15 and offers gambling, golf and other leisure activities. Las Vegas is about 2 hours from St. George.

This Property offers an excellent opportunity for a homebuilder to enter a dynamic new market with high demand. The premium location and size provide the opportunity to create a planned community with an identity of proportions that does not currently exist in St. George. The City of St. George has all the earmarks of a city destined to become another legendary southwest boom town and home to people of all ages.
